Austin holds more two-to-six-flat parcels than any other Chicago community area — 6,777 on the Assessor’s 2026 roll — with West Town (5,412) and Logan Square (5,328) behind it, and the top ten areas together holding 45,374 of the city’s 119,978, about 38 percent. The unit here is exact: a parcel carrying the Assessor’s class 211, which covers apartment buildings of two to six units — parcels, not buildings, and the class spans the classic two-flat through the six-flat. Our full analysis tracks this same class shrinking year by year; this list is where the stock that remains stands. Two areas have none at all — the Loop and the Near South Side — and Riverdale holds the fewest of any area with some, at 12. These are property-class counts from the county’s own roll, and this page takes no position on where anyone should live.

Questions these numbers can answer
Which Chicago area has the most two-flats? Counting the Assessor’s class 211 — which spans two- to six-unit apartment buildings, so it is broader than two-flats alone — Austin leads with 6,777 parcels on the 2026 roll, ahead of West Town’s 5,412.
How many two-to-six-flats does Chicago have? The 2026 assessment roll carries 119,978 class-211 parcels across the city’s townships. That is a count of parcels, not buildings, and our full analysis shows the number falling every vintage it checks — 127,818 in 2006 to 119,904 at its July 2026 read; this file’s August refresh shows 119,978.
Does downtown have any? Two community areas carry zero class-211 parcels on the roll: the Loop and the Near South Side. Riverdale holds the fewest of any area with some, at 12.
Where these numbers come from
The Cook County Assessor’s Parcel Universe, current-year dataset (pabr-t5kh, 2026 vintage, retrieved August 18, 2026): parcels with property class 211 in Chicago’s eight townships, grouped by the file’s community-area field. That field was checked before use: a 600-parcel sample placed by each parcel’s own coordinates against the city’s community-area boundaries agreed with the file’s label 600 times out of 600, and the 51 parcels carrying no area label are outside every area count. The shrinking-stock arc, the demolition record, and the corporate-buyer shares are in the full analysis: Chicago Loses a Two-to-Six-Flat Every Day: The Quiet Disappearance of the City’s Housing Ladder.
